Terms of Use and Booking Conditions

1. General provisions

These Terms govern the use of the luxe-apartment.com website and the “Luxe Apartment” Telegram application (the “Service”), as well as the conditions for booking apartments.

Luxe Apartment provides apartment selection and booking services in Kyiv and acts as an intermediary between the Guest and the property owner (manager). The rental agreement is concluded directly between the Guest and the property owner/manager; the Service arranges and supports the booking.

By using the Service or making a booking, you confirm that you have read and agree to these Terms.

2. Services

The Service provides: selection of apartments according to your criteria; arrangement and confirmation of bookings; information and consultation support before and during your stay.

3. Booking procedure

  • You submit a request on the Website, in the app or via a messenger, specifying dates, number of guests and contact details.
  • A manager confirms availability, price and conditions.
  • A booking is considered confirmed once a prepayment of the agreed amount has been made.

4. Prices and payment

  • The cost of accommodation is stated per night or per month and agreed upon confirmation of the booking.
  • A prepayment is made to a bank card or to the details of an authorised person (sole trader / FOP) to confirm the booking.
  • The remaining balance is paid at check-in — in cash or to the FOP details.
  • A refundable security deposit for the safekeeping of property may be required at check-in and is returned upon departure if there is no damage.

5. Cancellation and refunds

  • If cancelled no later than 14 nights before the check-in date, the prepayment is refunded in full.
  • If cancelled less than 14 nights before check-in, or in the event of a no-show, the prepayment is non-refundable.
  • Individual conditions may apply to certain properties or long-term bookings and will be communicated upon confirmation.

6. Check-in and check-out

  • Standard check-in is from 14:00 and check-out until 12:00. For certain apartment types the times may differ (usually check-in from 15:00, check-out until 11:00) and are specified upon confirmation of the booking.
  • At check-in, the Guest presents an identity document.
  • Early check-in / late check-out are possible by prior arrangement and subject to availability.

7. Guest rights and obligations

  • use the accommodation for its intended purpose and treat the property with care;
  • observe the rules of residence, quiet hours and public order;
  • not exceed the declared number of guests without agreement;
  • compensate for any damage caused to the property.

8. Rules of residence

Most properties have restrictions: no parties or noisy events, no smoking indoors, as well as other rules of the specific property, which the Guest reviews before check-in. Violation of the rules may be grounds for early eviction without a refund.

9. Liability

Luxe Apartment acts as an intermediary and makes reasonable efforts to ensure the accuracy of information about properties. The owner/manager is responsible for the technical condition, accuracy of the description and safety of the property. The Service is not liable for the Guest’s personal belongings or for circumstances arising through the fault of third parties. The Service’s total liability is limited to the fee received for the specific booking.

10. Force majeure

The parties are released from liability for failure to perform obligations caused by force majeure (natural disasters, hostilities, decisions of public authorities, etc.).

11. Intellectual property

All materials on the Website (texts, photographs, design, logo) belong to Luxe Apartment or are used on legal grounds and may not be copied without written permission.

12. Dispute resolution

Disputes are resolved through negotiation and, failing agreement, in accordance with the current legislation of Ukraine.

13. Final provisions

The Service may amend these Terms. The current version is published on this page. Continued use of the Service after changes are made constitutes your acceptance of them.
